Condominium Manager - The Privilege Residence, Kalim, Phuket

Please message/email me with CV if interested in the job: Condominium Manager The Privilege Residence @ Baycliff - KALIM, PHUKET Condominium Manager - ฿30,000 to ฿40,000 per Month for 5 days a week 8am to 5pm - ALSO End of year performance related bonuses are available - Thai nationality, Male or Female - Bachelor degree minimum requirement in a related field - Age: All ages considered - Previous experience is more important - Must have experience as: Juristic person, Property Management, Building Manager, Property Manager - All applications will be considered - Knowledge of Residential Condominiums would be beneficial - Good English communication is very important; Myanmar verbal communication would be beneficial but not essential - Good management skills along with a good work ethic with great interpersonal skills - Experience using Google Suite (Gmail, GDocs, GSheets etc), are essential. Knowledge of Peak Account accounts recording software would be beneficial but not essential as training will be provided Hours can be flexible 
 Thailand public holidays will be holidays for the employee - other leave can be negotiated if and when needed You will be responsible to The Privilege Residence @ Baycliff Management Committee 
 Your will be the Overall Senior Manager of The Privilege Residence @ Baycliff Condominium
 Admin: - Creating Utility Bills and emailing them to apartment owners (the Maintenance staff will take the water and electric readings monthly) - Creating CAMs Fees bills and emailing them to apartment owners on time - Chasing up all non-payment of invoices with the owners - Paying condo Tax - Paying Condo invoices and bills on time - Paying staff and Withholding Tax - Keeping the day-to-day accounts of all payments received and outgoing bills paid - Keeping track of all bank account payments paid and received and cross-check them with our accounts recording software, PeakAccounting - Using our computer accounting system to create End of Year Reports to give to our accounting firm for the annual Accounts Audit to be produced by an external Accountancy Company (the Annual Audit is not included in the job description, just providing the weekly/monthly file updates) - Ordering of supplies needed - Dealing with Government Departments (Land, Execution, Municipality, Ground water) - Building Check and Annual Preventive Maintenance - Monitor rental guests - Manages and monitor key card system Management: - Oversee all Property Management issues including water and electrical failures and other such problems or issues around the condominium - sometimes this will be required out of normal working hours in emergencies - The planning and implementation of maintenance schedules - Manage and run AGM, EGM, and Committee meetings - Working closely with condo unit owners if they have any problems or questions Staff Management: - Day-to-day management and quality control of our 2 Maintenance staff, 2 Cleaning staff and 4 Security Guards - Managing and quality control of work done by our external contractors
 Accountability: - To be responsibly to produce a monthly Condo Report to the Management Committee, including works done, problems encountered that month, accounts summary, bank account summary
