ABOV Patong, a new ultra-luxury Phuket development in Patong, held its soft opening on April 27, 2026, marking the unveiling of what it describes as the final prime land site in the beach town. The project is being promoted under the concept “Modern Masterpiece – A New Era of Super Luxury Living” and is positioned on Khao Patong.
The developer said the launch reflects renewed momentum in Phuket’s real estate and tourism sectors. A fully completed show unit has also been opened to present the project’s design standards for buyers seeking either investment property or a holiday home.
Project combines resort and residential elements
The development includes 13 buildings of up to five storeys, split into seven resort buildings and six residential buildings. In total, the project contains 428 units under the Ascott brand.
The Ascott Limited is also part of the project’s management and service model, which the developer said is intended to align operations with five-star hospitality standards.
Amenities listed for the site include a luxury clubhouse, multi-zone swimming pools, a spa, fitness centre, theatre, karaoke rooms and a Kids’ Club.
Hillside location and future phases
The site is located 150 metres from Patong Beach and is set on a secluded hillside with panoramic ocean views and a mountainous backdrop. The project is being branded as “Patong’s Final Piece” and described by the developer as a last ownership opportunity in the area.
Marketing advisor Nada Anerutteva said the scheme is built around the concepts of exclusivity, craftsmanship, innovation in elegance, privacy and prestige. Promotional taglines for the project are “Define the Horizon” and “Beyond Status.”
The developer said future phases will be introduced in a five-star hotel-style format, with additional global brand partnerships planned. The project is scheduled for completion by 2026.
