Patong remains Phuket’s most expensive land market, while Cherng Talay prices have risen 300% to B15-21 million per rai, according to property market assessments cited by Prachachat.

Patong remains Phuket’s most expensive land market, with prices reaching B350 million per rai, or B875,000 per square wah, according to property market data reported by Prachachat on 31 July 2026.

The figures, attributed to Sopon Pornchokchai, chairman of the Agency for Real Estate Affairs’ Thai Real Estate Information and Valuation Research Centre, cover 11 locations on the island. The 2025 assessment placed Bang Tao and Surin beaches at B80 million per rai, while Karon was assessed at B70 million per rai.

Other reported market prices included B45 million per rai at Mai Khao, B70 million at Kamala, B70 million at Rawai, B45 million at Chalong Bay, B50 million at Laem Panwa, B20 million at Ao Por and B15 million at Ao Makham.

Isara Boonyang, managing director of Kanda Property Co., said demand for Phuket land had continued to rise, pushing prices across locations up by 20% to 40%. He said Patong’s price had reached B1 million per square wah because supply remained limited and the area was suited to short-term stays. He identified Bang Tao as suitable for pool villas and condominiums aimed at long-term residents.

Methapong Upatising, president of the Phuket Real Estate Association, said land prices in Cherng Talay had risen 300%, from B5-7 million to B15-21 million per rai.

Prachachat reported that major property developers were continuing to accumulate land banks for new projects as investment interest in Phuket remained strong.
