Sansiri launches two luxury pool-villa projects in Phuket

Sansiri has launched its first Phuket pool-villa collection, The Tales, with two projects in Bang Jo and Pasak in the Cherng Talay area. The developments have a combined value of B1.4 billion, with prices starting at B45 million and B49.5 million.

The projects were announced on 30 October 2026 by Poomichai Matthayomphopphinyoo, managing director of Sansiri’s southern property development business. The company said the villas are built and ready for handover, and are aimed at the luxury holiday-home and long-term relocation market.

The Tales Story One Bang Jo has a project value of B650 million and comprises 13 villas. Usable areas range from 317 to 413 square metres, with plots measuring 532 to 747 square metres. Prices start at B45 million.

The villas are designed around private swimming pools, with seven-metre-wide grand living spaces, double-volume ceilings ranging from 5.2 to 5.5 metres and two master bedrooms. The homes also include direct pool access, outdoor pavilions and retaining walls around the project.

The Tales Story Two-Pasak has a project value of B750 million and comprises 14 units on more than eight rai of land. The two-storey villas have up to 491 square metres of usable space on plots starting at 558 square metres. Prices start at B49.5 million.

The project’s design concept draws on Phuket’s natural landscape, including golden light, rock formations, sand and waves. It includes a shared garden of more than 2,000 square metres, six-metre-high double-volume living areas, floor-to-ceiling sliding glass doors and large saltwater swimming pools with private Jacuzzis.

Sansiri cited Savills Thailand data showing that 763 new pool-villa units were launched across 52 projects in Phuket during the first half of 2026. Most of the new supply was in Bang Tao, Cherng Talay, Kamala and Rawai, with about 1,200 new units expected for the full year.

Poomichai said that although the overall market had slowed amid economic caution, niche luxury projects in prime locations and developed by trusted brands continued to attract global buyers. He said the company selected the Cherng Talay-Bang Jo-Pasak area because of its concentration of lifestyle amenities, schools and existing infrastructure.

Sansiri also cited rental rates of B250,000 to B300,000 a month for three-bedroom villas on long-term leases, rising above B500,000 a month during the high season. Four-bedroom villas were reported to achieve B350,000 to B500,000 a month, and more than B600,000 during the high season, with average annual occupancy of 70%.

The company will provide its Sansiri Service Phuket: Own with Confidence programme, covering security, villa maintenance, leasing and lifestyle services. The offering includes AI-enabled CCTV, a command centre, maintenance of water and electrical systems, pools and gardens, rental management, housekeeping, shopping, event support and airport transfers.

Sansiri said buyers would also receive a Villa Welcome Experience worth more than B350,000 for the first year, with access to the services through Plus Concierge Phuket. The company is targeting a Phuket property portfolio worth B80 billion by 2030.
