Foreigners purchasing condominiums valued at B3 million or more, or renting homes at a minimum of B85,000 per month, can now obtain one-year renewable long-stay visas in Phuket, according to officials. The programme, active since October 2025, has faced early challenges as both applicants and authorities adapt to its procedures, said Phuket Immigration Chief Pol Col Khemmachat Wattanaphakesem.
Investment Options and Application Process
Applicants can qualify for the visa by buying a condominium unit worth at least B3 million from a Thai developer, with valid sales contracts and ownership documents required. Alternatively, a lease option is available for those renting a condominium or house at B85,000 per month, with advance payment necessary for both the visa application and long-term residency approval.
A third route allows for a three-year lease of a house or apartment valued at a minimum of B3.06 million, provided contracts and proof of payment are submitted. All applications must go through agents authorised by the Tourism Authority of Thailand, with documentation verified before submission to local immigration offices.
Concerns and Oversight
Phuket tourism operators have argued that the B3 million threshold is too low, warning it could attract individuals engaged in illegal activity and inflate local property prices. They have called for strict enforcement to prevent loophole exploitation, such as foreigners renting out multiple units to short-term tourists or conducting unpermitted business.
Applicants are subject to screening by the Department of Land, and visa holders must report to immigration every 90 days. Visas can be revoked if holders are found involved in illegal activities, officials said. The programme is also intended to address the oversupply of over 280,000 property units in the market, with key buyers from Taiwan, Singapore, Russia, and Ukraine.
