Phuket officials clear The Base Cherng Talay after pre-transfer inspection

Phuket officials cleared The Base Cherng Talay after an inspection on May 11, confirming the condominium project had been built to engineering principles and safety standards before units are formally transferred to buyers. Vice Governor Adul Chuthong led the inspection with Phuket Provincial Chief Administrative Officer Rungruang Thimabut, Phuket Provincial Treasury Officer Adisak Kongsaad and representatives from related agencies.

Project scope and completion status

The development includes two eight-storey residential buildings with 341 condominium units.

It also has a two-storey building, two one-storey utility buildings for garbage and security operations, a swimming pool building and a systems control building.

Adul said the project was about 90% complete, with several government agencies carrying out final inspection and approval steps.

Final approvals before ownership transfers

The Land Department has checked project details, while the Condominium Registrar is assessing whether the development is ready for condominium registration.

The Treasury Department is conducting property appraisals ahead of title transfers.

Adul said the province is enforcing compliance at every stage of property development, including environmental impact assessments, construction permits, building approvals, condominium subdivision registration, property valuation and title transfer procedures.

He said developers that fully meet legal and regulatory requirements can move through inspections more smoothly and secure faster government approvals, reducing the risk of later disputes or legal action.

He added that the approach is intended to strengthen standards across Phuket’s real estate industry.
