Phuket officials investigate Koh Sireh construction and Khao Khad land complaints

Phuket authorities have ordered a detailed inspection of the Sireh Phuket Hotel project on Koh Sireh after reporting possible construction non-compliance and sediment flowing from the site into the sea.

The 41-room project, developed by Tree & Earth Property Co Ltd, has passed an environmental impact assessment and received a construction permit from Ratsada Municipality, according to the authorities. Officials said the site may not comply with approved regulations and mitigation measures.

Local authorities were instructed to inspect the buildings and site in detail. If violations are confirmed, legal action will follow, including orders to suspend work in areas that do not comply until the problems are corrected.

The Phuket Marine Office and Phuket Provincial Office of Natural Resources and Environment took part in the inspection. The contractor was instructed to install water-retention and detention ponds to prevent sediment from reaching the sea. The Marine Department also summoned the contractor to explain the situation and said legal action would follow if wrongdoing is found.

Khao Khad boundary dispute

In Khao Khad, Wichit, officials met relevant agencies and local representatives over a dispute concerning the survey and issuance of land title deeds in the Ao Makham (Khao Khad) Wildlife Reserve area.

Local leaders objected to the boundary survey, saying the surveyed lines may differ from the original land-title map and could affect residents’ homes and livelihoods. A boundary demarcation committee had previously been appointed to inspect and establish the boundaries using registration records and other relevant information.

Condominium and waterway reviews

On Thursday, 20 August 2026, Vice Governor Romdon Hayiawae led the Phuket Provincial State Property Valuation Committee in inspecting two condominium projects in Cherng Talay, Thalang. The survey examined the condition of the buildings, land and related property components for state valuation purposes. The authorities’ public report did not identify the two projects, although it included photographs from the inspections.

On Wednesday, 19 August 2026, Romdon chaired a meeting of the Phuket Province Committee for Considering Encroachments on Waterways. The committee reviewed applications for structures on or across waterways and followed up on cases considered at earlier meetings.

An application by Pa Khlok Municipality to build a floating tourism pier at Baan Tha Sak was postponed pending clarification of land-use arrangements. The committee also reviewed private-sector applications for bridges, power lines crossing canals and piers in Sri Soonthorn, Koh Kaew and Ratsada.

Applicants were told to comply with public-land regulations and provide the required documents and certifications before their applications are reconsidered. Other applications covered piers of up to 20 gross tonnes, pipes and cables, and structures along the Andaman coast and canals.

The committee said applications would be assessed under legal requirements, taking into account urban planning, environmental protection, provincial development plans and the interests of local communities.
